AC68 takes 10 minutes to hand an IP on WiFi

Hi Everyone,

Sorry first for the cross post, I posted this by mistake in the main Routers forum yesterday.

I just picked up the Asus 68U after reading great reviews here and other places. However, I have been trying to resolve some issues with WiFi for last week or so and no luck..
I have both 2.4 and 5Ghz setup on same SSID. When any of the devices connected to 5Ghz go out of range (one part of the house), the WiFi drops; which immediately it should connect to my 2.4Ghz.

It tries to connect to 2.4GHz but it sits there and it takes anywhere from 6-10 minutes before the Router hands out an IP. Now if I am within 15-20ft of the Router, its almost instant. Router is in the basement and on main floor - anything really takes 6-10 mins depending on what part of the house you're at. I have full bars on 2.4 throughout the house but being further away from the router causes this.

What I have tried:
-Separate SSIDs - to manually switch to see how long it takes
-Turned on/off - beam forming
-Reserved MAC Address to IP in the Router
-Different Channels for both 2.4 and GHz
- Static IP on the devices

I have tried it on both Asus 3.0.0.4.376.1663 (latest) and the Merlin's latest build 376.45. Maybe I am missing something.. I plugged the old Linksys back and it still provides IP speedy fast so not sure what's going on.

Any help would be appreciated.
