Asus AX86U Pro - Guest Network Pro in AP Mode - no internet

I have my AX86u Pro in AP Mode. I tried to use the Guest Network pro feature and created a customized network. Clients can connect to the guest network but it couldn't obtain IP address. Is there any way to make it work or should I be in router mode for Guest Network Pro to work properly?

Where is the DHCP server being hosted ?
What else is on the network ? ISP router/modem in router mode or pass through ?
