Hi,

I notice whenever I do a concurrent upload and download from my local NAS, I won't be able to attain full speed. Say, I'm downloading a file at 80mbps, when I start an upload, the download speed will reduce to 50+ mbps.

I don't notice any reduction of speed if I replicate similar activity on corporate network which deploy devices from Ubiquiti or Mikrotik.

I've used few home grade routers, such as TP Link, Linksys, Asus and they behave similarly - reduction from max speed during a concurrent transfer of files.

How do I achieve without having to buy corporate grade devices?

Use QoS on the upload. If you're saturating your upload bandwidth then you will severely impact any downloads because of the "conversational" nature of TCP/IP.
 
Are you on your local lan when doing these test or are you doing this remotely? If your on your local lan do you mean MBps? Also if your on your local LAN tell us how you are attached to your NAS? Hard wired, wireless, etc.
