Time to replace my router?

Have an RT-AC87 on Merlin. Noticed lately my wifi speeds have been garbage on both bands. Doesn't seem to matter if i'm standing right next to the router or two floors up. If i'm hard wired in, i'll get between 600-800 Mbps. Wifi right now is topping 20-40. To help narrow the problem down I removed my Asus router from my network and rolled it back to the ISP provided one. As soon as I did this my wifi speeds went back to normal. I went ahead and wiped the Merlin back to defaults, reconfigured it again with minimal settings (set wifi password, etc.), and it went right back down. 20-40 tops. Hard wired in to the Asus router doesn't seem to be an issue, only wifi. I've come to the conclusion that the router likely needs to be replaced but I wanted to get a second opinion before I toss $200+ on a new one. Also for anyone wondering i'm currently on version 384.13_2. Appreciate the help.

Yea I don't believe this is any kind of overall issue with the AC87. I've been running this router since it was released (2015?). In any case ,I replaced it with an AC3100 and it seems to have resolved my problems.
