My neighbor bought a Tri-Band Asus router
That may be it. If you are on good terms with your neighbor, set up to coexist as best as possible. Ask about his setup....both of you for 2.4GHz should stay on channels 1,6,11 and 20MHz channel width as @Sanna1967 said.

Will do brother. But this issue happened 2 weeks after his purchase what I will do will test the router out of my house and go to work with it test it on a open space

change the wireless from auto channel to 1, 6, or 11. Best bet use a wifi analyzer to check your area for which channels have the least interference and pick one of those. I don't think auto channel works correctly in the new code base.

This is the 2.4ghz connected. Speeds super down. Pojo is my Wi-Fi from router signal

do you use an Intel AC7260 or similar card?
newest card-driver?
beamforming and airtime turned off?
try ch. 1 with 20/40 Auto-bandwith.

try 384.7alpha1, uses last stock 21140.
Is it with other devices too?
turn off everything WiFi devices exept the one you are mesureing
initialize router and do setup from scratch again.
delete connection on client and connect again.

OK my friend.

wait for new firmware, try older firmwares 380 stock or merlin but with asus firmware restauration tool.
Factory reset with pressing WPS-button while power on and 30s longer.
And other steps from post #32
Take it to a friend and test there with other clients.
Change SSID/PW to other simple one.
