Best option for WiFi coverage

Hi All,
My friend's place is a little bigger than most apartments here and his current router (provided by his ISP) is simply crap (pardon my french). I want to upgrade him and give him the best wifi coverage and comfort (~200sqm apartment).
I have an RT-AC68U running at my place for a little while now and in general I'm happy with it.
My friend is in no way a power user, and just requires reliability and, as i said, wifi coverage.,
What model is recommended when the focus is wifi? (also thinking of going the mesh route for him, although I'm not sure its really needed for a place that size)

Edit: Just thought that another option would be to give him my RT-AC68U, and upgrade myself... hmmm...
 
I think its some D-Link. It's a modem/router he got from his ISP - It's just not very good - Slow, bad coverage...
Any recommendations?
 
I am trying to determine whether the router supports 802.11ac. If it does, moving to another AC router might not do the trick. If it isn't, it might.
 
Before replacing the router, check and possibly enhance some basics:
  1. Use the least occupied channels.
  2. Bandwidth 20MHz on 2.4GHz and channels 1, 6 or 11.
  3. No DFS channels on 5GHz.
  4. Router located centrally, with as much as possible free space around it, preferably free line of sight to the clients, NOT inside a closet, not hidden under the couch.
  5. Experiment with router or antenna orientation.
  6. Be sure the router and clients wifi specs do match (best both 802.11ac at least).

I have a friend with a similar issue. Has 100 Mbit service and is using an old n only 2.4 Ghz router. His house is a 3 bedroom two story with finished basement. He has lots of wireless devices and BT devices and rents his home out so at times 10+ extra devices. Also has neighbors close enough to saturate the 2.4 Ghz space. I offered to sell him my 68U which would give me an excuse to buy a new toy to play with...with the initials 86U! :)
