Slow wifi speeds on BE86u., What settings should I change

Hi All, I went to a friends house and my phone would get about 980 Mbps with other wifi supplied from the factory, however at my place with the new asus be86u, I can max get about 400 Mbps over wifi. Over hard wire I get about 990 Mbps easily.
Is there a setting I should change on 5G? I changed to channel bandwidth 80 MHz with control channel of 120 from Auto but yet I cannot pull the high speeds. Is there a setting I can change or look at?
 
Is there a setting I can tweak on this router as the ac86u used to perform better without vpn. Something is off. I also did a complete reset, downgrade on Merlin and still the same. I’m unsure on factory as I haven’t tested that

Try: 20/40/80 and channel 40

What firmware are you currently running on the router (specific version)?

It may help if you post up readable screen shots your existing wireless settings on the router so people can review them and offer suggestions. Redact any sensitive information like passwords and SSID's.

Are you running anything like QoS, AiProtection, addon scripts, using Guest Network Pro, or anything like that?

It may help as a troubleshooting step to flash stock Asus firmware and test with it to provide a baseline.

Beacon Interval = 200
Universal Beam Forming = OFF

Tx Power adjustment = Try "Balanced" (middle position)

Tried exactly as suggested and the findings are much improved. Appreciate your help

1. Speed 890 Mbps Wireless on BE86U and 650 Mbps when close to Mesh Node AC86U
2. Speed of 550 Mbps Wireless on BE86U on Wireguard VPN. The same speed over Mesh Node over VPN
3. Hardwired 943.16 without VPN
4. Hardwired 802.14 with wireguard VPN


I think this is the best that can be achieved :) VPN MTU 1384
 
Another thing I've observed with this firmware is that post reboot, the VPN consistently max's out at 160 Mbps. I have to turn it off and on to get the 844.91 Mbps back. No matter how many times I reconnect the speeds remain consistently high. and no matter how many times I reboot, the speed remains low.

I've made the change and the router works fine however on every reboot, the speed is stuck at 150 Mbps and I have to manually disconnect and reconnect to wireguard to get the speeds. I've asked the VPN provider and he said that the issue is at the client side. When I test the connection on my laptop, its clean and consistent. It has something to do with the firmware and a bug possibly that limits the connect speeds.
